    How the Calculator Works

    Income Assessment

    Each lender applies a Loan-to-Income (LTI) multiplier to your gross annual income. Skipton and April cap this at 4.49 times your income, whilst Hanley and Melton use manual affordability assessments.

    Rent-Based Caps

    Skipton and Hanley Economic use your current rent to cap what you can borrow. Your new mortgage payment cannot exceed 150% (Skipton) or 133% (Hanley) of what you currently pay in rent.

    Monthly Payments

    Payments are calculated using the standard annuity formula for capital and interest repayment mortgages, based on each lender's fixed rate and your chosen term length.

    Eligibility Check

    The calculator checks your purchase price against each lender's maximum loan, minimum loan, income requirements, and rent-based limits to show which lenders you may qualify for.

    Hanley Economic - 6.73% (5-year fix)

    Zero fees. Rent to Own Mortgage with manual underwriting. Max loan £350,000. Minimum income £25,000.

    Melton Building Society - 6.05% (5-year fix)

    £199 fee (offset by £199 cashback). No rental history needed - ideal for those living with family. Max loan £500,000.

    April Mortgages - 6.55% / 6.75% (10 or 15-year fix)

    £1,190 total fees. Ultra-long fixed rates with automatic rate reduction. No ERC on house sale. Max loan £600,000.
