What does mortgage affordability mean in the UK?

The opposite is also true: a clean profile with low outgoings can sometimes unlock a higher offer.

Practical steps include clearing or reducing credit card balances before applying, settling small loans, cancelling unused credit cards or reducing their limits, avoiding new credit applications in the 3 to 6 months before applying, choosing a longer mortgage term (within the lender's age limits) to reduce the monthly payment used in the stress test, and increasing your deposit. Switching to a lender that uses retained profits or counts more of your overtime and bonus can also make a large difference.

Yes. On a capital and interest mortgage the stress tested payment includes both interest and capital, which limits how much you can borrow. Interest only payments are lower, so on paper they look more affordable, but lenders apply much stricter rules: typically a minimum income of 75,000 to 100,000, a larger deposit (often 25 percent or more) and an acceptable repayment vehicle such as investments, pension tax free cash or sale of another property. Without a credible repayment plan, interest only will not be offered regardless of headline affordability.
