How is buy-to-let affordability calculated?

Lenders apply an Interest Coverage Ratio (ICR), typically 125% for limited companies and basic-rate taxpayers and 145% for higher-rate taxpayers, against a stressed interest rate (often around 5.5% on 5-year fixes and 6.5% on shorter terms). The rent must cover the stressed mortgage payment by that ICR margin. The tool uses these standard assumptions and also caps the loan at a typical 75% to 80% loan-to-value.
